01Ready and off-plan rules. The official registration rate is separated from the share allocated to the buyer by the SPA.
02Fixed government rates. Dubai DLD and emirate-specific mortgage registration rates calculate automatically; commercial assumptions remain editable.
03Net yield on total cost. The model separates operating return from the purchase-price-only marketing number.
04Cash-on-cash return. See what the invested cash earns after annual debt service.
05Directional benchmarks. Community ranges are kept separate and clearly marked for building-level verification.
Ref 04 — The method

Built to expose the costs the headline yield leaves out.

A gross yield is useful for screening. It is not enough for a buying decision because it ignores acquisition costs and the recurring drag between signed rent and cash received.

The live system uses the same calculation logic as the reviewed workbook, while the server validates the inputs again before building the email report.

A gross yield is a marketing number. A net yield is a position.
